Former firefighters bring a relationship-first approach to North County property management
On any given morning in North County, someone is unlocking a beach bungalow in Cardiff, checking on a rental home in Carlsbad or coordinating repairs at a condominium in Encinitas.
Most people never think about the person quietly making those things happen.
Rich Brocchini and Baryic Hunter do.
For them, every property represents something more than an address. It’s someone’s retirement plan. A family’s first investment. Years of hard work and financial sacrifice.
It’s a responsibility they understand well.
Recently voted Best of North County Gold for the second consecutive year, 33 Property Management has earned a reputation for bringing a service-first philosophy to North County Property Management. Whether providing Encinitas Property Management services or helping homeowners and investors throughout Carlsbad and surrounding communities, the company’s approach is rooted in responsive communication, transparency and trust.
Long before they were managing rental homes, Brocchini and Hunter spent their careers running toward emergencies.
During 31 years in the fire service, they learned to stay calm when others couldn’t, communicate clearly under pressure and make decisions that protected lives and property. Those lessons never left.
“Everybody matters,” Brocchini said.
It’s a simple phrase, but it shapes every part of their business. Whether they’re talking with a homeowner, resident, contractor or first-time investor, they believe every conversation deserves attention and respect.
Their firefighting experience also gave them a perspective few property managers can claim. Over decades in the fire service, they developed an intimate understanding of residential construction, building systems, life safety systems, building codes and the warning signs that small maintenance issues can become expensive repairs.
That knowledge helps them recognize problems early, coordinate repairs proactively and protect the long-term value of the properties they manage.
The company itself began with a leap of faith.
After successful careers in real estate, Brocchini and Hunter found themselves wanting something more meaningful than simply helping clients buy and sell homes.
“We wanted to build relationships,” Brocchini said. “We wanted to create a company centered on taking care of people.”
So, in 2022, they started 33 Property Management.
The first nine months tested that conviction.
They had a business.
They had a vision.
They had no customers.
Rather than chasing shortcuts, they kept refining their systems, networking throughout the community and trusting that exceptional service would eventually earn its reputation.
It did.
Today, Brocchini focuses on operations, marketing and community relationships while Hunter oversees the company’s administrative systems and logistics. Their complementary strengths have helped build a company where each partner does what he does best.
And some of the strongest evidence that their approach is working comes from the people they serve.
One client came to 33 Property Management with a portfolio of five properties after working with another management company for nearly a decade. After her first year with 33 Property Management, she told Brocchini and Hunter they had communicated more effectively and provided a higher level of service than she had experienced during the previous 10 years.
Then came feedback that meant just as much: Her tenants expressed their own gratitude for the way the company communicated, responded and treated them.
That balance matters to Brocchini and Hunter. Successful property management, they believe, requires protecting the owner’s investment while making sure residents feel heard and respected.
It is a philosophy captured in the company motto, “Your Property Is Our Priority.”
Whether providing Carlsbad Property Management services, managing homes in Encinitas or helping property owners elsewhere in North County, Brocchini and Hunter continue to approach every client with the commitment to service that guided them throughout their careers.
Winning Best of North County Gold for the second consecutive year has made that journey especially meaningful.
“There is tremendous value in being recognized as one of the top property management companies in North County San Diego because it reflects the trust our clients, residents and community place in our team,” they said.
They also see the honor as something larger than their own company: a chance to stand alongside other local business owners who share a commitment to serving North County.
For two men who spent much of their lives protecting their community, the uniform may have changed.
The mission hasn’t.
