CARLSBAD — A private national firm has acquired The Forum in Carlsbad.
EDENS purchased the popular open-air shopping center just off El Camino Real, near the Encinitas border, according to a news release.
Jami Passer, EDENS’ chief investment officer, said in the release that the acquisition “reflects a broader strategy of investing in places with strong community relevance and the potential to become more compelling over the long term.”
“The Forum is an irreplaceable, high-performing property in a market where we see enduring strength,” Passer said.
The shopping center is home to restaurants including Casa de Bandini and Parakeet Cafe, grocer Jimbo’s and retailers including Apple, Tecovas and Sur La Table.
The 33-acre purchase includes 18.2 acres of developed property bounded by Calle Barcelona to the north and west. County records show the property was sold in August 2021.
The remaining acreage is designated as preserved land under the Green Valley Master Plan, an EDENS spokesperson said.
The spokesperson said EDENS, as a private firm, would not disclose the purchase price.
EDENS bought 1901-1935 Calle Barcelona for $185 million. County records show the property had an assessed value of more than $200 million in 2026.
With the purchase, EDENS has 12 properties in California, including The Shops at La Jolla Village. Together, those properties were valued at $1.4 billion, according to a release.
The spokesperson said the firm has no plans to expand the developed portion of The Forum but would explore ways to improve the customer experience and engage with the Carlsbad community to better serve its needs.
